Thanks.

Had a look at another industrial unit this morning.A new build.7,475 sq ft of floor space available to let or to buy..A little more suitable than the warehouse which was a whopping 21,100 sq ft,lol and £93,000 a year!Ive got tonnes of leads for equipment now but feel free all of you to give your input,advice,ideas or opinions at any time.I would also apreciate what you see as do's and dont's,like's,dislikes,pro's and con's about what you expect from your gym.What do you envisage as the 'perfect' gym?.What pi$$es you off about a gym?The good,the bad,the ugly!Hit me with it.

A deadlift area.
Multiple squat areas.
Signs on the wall saying to are allowed to ram olly poles where the sun don't shine if someone is doing curls in the squat rack.
Signs banning rack curls.
Chalk shouldn't be banned.
No mobiles in the gym.
Hot female receptionist.
Good music.
Fractional plates

Good parking is an advantage.. not everyone likes to walk or cycle to the gym, im lazy and like to drive so pisses me off when I cank get a space
also good music... not westlifes greatest hits on repeat.

Get some good security installed it will reduced your overall insurance bill and hopefully negate the possible risk of damage to your kit/or your kit getting nicked its a big issue on a industrial estate.

The chalange will be to make it apealing to guys that want to lift weights, the bicep boys, and the cardio bunnies. It will be way easyer to get the people in if you can provide a location where the guys wife/girlfriend/civil partner to potter about whilst they train.

One realy nice gym i visited in neath wales the front of the place looked like a posh livingroom/bar it was ace you could get a nice drink, watch some tv and have a chat on the big sofas. you had a hardcore weghts area that was seperate from the rest of the gym, there was a cardio area. plenty of dumbells and weights.

About the choice of location, you made a good choice- you can always move up to a bigger premisises after a few years if you can justify a larger place then go for it. But what you dont want is a masive gym thats under used. It will cripple you finantialy due to ever riseing fule costs, council tax rates ect...

Marketing will make or break that place, effective promotions ect.. Its unfortunate that were going into a resession so a new lesure busness will have it hard for the first few years. Consider how much hurt the average person is going through with personal debt and morgage costs/fule costs ect the free income to spend on lesure is less than what it was even 9 months ago.

Thanks for that fella's.

Deadlifts are one of my favourite exercises so there will be a shrine dedicated to them at one end.Im a stickler for eticate so any curling in the squat rack will be met with a heavy forfeit.All those who know me will know what i mean so won't be in any hurry to break that rule,lol.Chalk will be sold,let alone encouraged.Mobiles will be banned.Nothing infuriates me more than the sound of somebody arguing with their bird while im tryng to get evil on the last bench rep!I could very well be running the whole place myself at first so if Tall want's me to wear that pink Lee Priest style squat suit then theres your hot receptionist.Music will be motivating.Might have to have a vote on that one, i like heavy metal,nothing gets me in the mood more but i will consider anything so long as its not Westlife.Adequate parking is essential and one of the first things i look for when ive been viewing units.Security is paramount also,this estate gets raided on a regular basis,mainly the computer warehouse down the other end but i'll be cutting no corners on that one.We've already got a supplier sorted for fractional plates it was one of the top items on our list as we both insist on smaller load progression.What shakes would you all prefer to see listed in your ideal shake bar and other supps?

As long as its not cheap shakes sold at expensive prices - i.e. Nutrisport or that 50g Milk Protein from Germany in the glass bottles, you won't go far wrong as long as you have a decent tasting brand in stock.

Perhaps a separate cardio area with different music and a female friendly weights area...?

Or a hardcore weights area etc

Basically you don't want to scare the ladies off.

Reduced rates for 'students' is always good - they have loans/grants to waste their money on.

Some form of personal training would provide you a good income.
